Houses going on the market are getting bids up to $25,000 over what they are asking due to demand. The MINIMUM for ANYTHING resembling a "house" is approx $230,000 and that is for your basic 2-3 bedroom, 1-2 bath, and typical tiny front yard, and rectangle suburbia backyard. I am just afraid of what it will be like by the time I finally try and get a house one day Long Island is just as apeshit (if not more). You might be able to get $150,000 houses in a place like Mastic, but the houses are nothing more than glorified shacks. To get a decent home would usually be $250,000+, or even more if you're looking for something on the North Shore, immediate South Shore or the East End.
